A simple, 3-part diagnostic you can use to assess any partnership dispute in 10 minutes.
In mediation, these three questions tell me more than hours of argument:
Is the conflict about strategy or security?
Most disputes fall into one of these categories:
- Strategy-driven:
“We should redevelop.”
“We should refinance.”
“We should expand.”
- Security-driven:
“I need cashflow.”
“I can’t take on more debt.”
“I’m worried about interest rates, a downturn, vacancy, etc.”
If partners are arguing across these two lines, it’s not a numbers problem, it’s a risk tolerance mismatch. And that can’t be solved by spreadsheets alone.
Is the conflict about the property or the relationship?
People argue about assets, but they break over communication.

Red flags that the relationship is the real issue:
- Surprise decisions
- Side conversations
- “Why didn’t you tell me?”
- Pressuring or avoiding members
- Historical resentments resurfacing
When trust erodes, even small decisions feel high stakes.
Is the conflict about timing or values?
Many disputes sound like this:
“Sell now.”
“No, wait.”
But timing disagreements usually reflect deeper values:
- Patience vs. urgency
- Stability vs. growth
- Preservation vs. reinvention
When partners don’t name the underlying values, the timing debate becomes endless.
Why this matters
You don’t need a mediator for every disagreement.
But you do need a framework for understanding:
- What is REALLY driving the conflict
- Where communication is breaking down
- Whether the dispute is financial, emotional, or both
Because once you diagnose the conflict correctly, solutions come faster, and relationships survive longer.
